Something I've been thinking about a lot lately — the clients who've completely frozen because they're down on their property.

I had a conversation recently that stuck with me. Someone bought a Toronto condo near the market peak. They're down significantly on paper. They have a growing family, want more space, want to be in a different community — but they've decided they're not allowed to move until their condo gets back to what they paid.

It's a completely understandable reaction. And it's also, in most cases, the wrong call.

Here's why: if you're selling in a down market and buying in that same down market, the loss on one side largely offsets the gain on the other. You're not cashing out — you're moving within the market. The math on waiting only works if you believe your current property will recover faster than the one you want to buy appreciates. That's a very specific bet, and most people haven't actually thought it through.

If you or someone you know is stuck in this position — trying to figure out whether it makes sense to move now or wait — I'd genuinely love to talk it through. No pressure, just a real conversation.

Subject: Stuck on a paper loss? This might help.

Hi [CLIENT_NAME],

I came across an article from an industry expert that I thought was worth passing along — especially if you've been on the fence about making a move in this market.

The piece walks through a situation that comes up a lot right now: someone bought near the peak, they're down on paper, and they've put their life on hold waiting for the market to recover before they sell. It's a completely natural reaction — but the math behind it is worth examining closely.

The short version: when the whole market has moved in one direction, selling at a discount and buying at a discount often offsets more than people realize. Waiting can make sense in certain situations, but it depends on a specific set of assumptions that most people haven't actually stress-tested.
