Commitment Review

Upload your commitment or payout statement. See what it really costs.

The commitment says what you agreed to. The payout statement says what you’re being charged to leave. Send one or both. In about a minute you get every fee, the interest, the all-in and effective annual cost, whether the deal sits inside Stonefield’s published range for your loan-to-value and position, and, with a payout statement, whether each charge is one you agreed to and the size the commitment implies. A proper review takes a little time: a Stonefield-approved broker reads the same documents and gets back to you within two business days. Free, no obligation, and sometimes the honest answer is stay.

What would you like looked at?

The commitment letter first. The cost-of-borrowing disclosure, your latest statement or the closing statement help too. PDF or photos, up to 5 files, 25 MB each. Please don’t upload ID or bank statements.

For the loan-to-value. Your best guess is fine.

By ticking this box you are asking Stonefield Capital Inc. to review the mortgage documents you upload, and you agree to the following:

What we collect. The documents you choose to upload (for example a commitment letter, a payout statement, a cost-of-borrowing disclosure, a mortgage statement or a closing statement), your first name, phone number and email, the city of the property, and your own estimate of its value. Please do not upload government ID or bank statements; we delete them on sight and they add nothing to the review.

How the review works. An automated system, which uses an artificial-intelligence model supplied by a third-party provider, reads the documents to pull out the loan terms: the amount, rate, fees, term, prepayment and renewal terms, and any default charges. Those terms produce the breakdown you see on screen. You can correct any figure it misread. A licensed mortgage broker approved by Stonefield then reviews the same terms and gets back to you within two business days.

Who sees it. Stonefield Capital staff and the Stonefield-approved mortgage broker assigned to you; a copy of your documents is emailed to our team inbox so a broker can start the review. Our service providers process the data on our behalf under contract: our database and file storage are in Canada; our email provider and our AI provider are in the United States. The AI provider does not use your documents to train its models and keeps them only for a short period for security monitoring. We do not sell your information and we do not share it with other lenders.

How long we keep it. Uploaded documents are deleted 90 days after upload, unless you go on to work with us on a mortgage, in which case they become part of that file. The extracted terms, the breakdown and this consent are kept with your inquiry.

Your choices. You can withdraw this consent at any time by emailing info@stonefieldcapital.ca; we will delete your uploaded documents within five business days. You can ask what we hold about you and ask us to correct it. Our full privacy policy has the rest.

What this is not. The breakdown is arithmetic on the terms in your documents and a comparison to Stonefield’s published pricing. It is not legal, tax or financial advice, not a commitment to lend, and not a finding about any other lender. The cost-of-borrowing disclosure your broker gave you remains the regulated figure.

Stonefield Capital Inc. is a mortgage brokerage licensed in Ontario by FSRA (licence #13722). Stonefield Mortgage Administration Inc. holds a separate administrator licence (#13636).

Prefer to type the numbers yourself?

The private mortgage cost calculator does the same arithmetic from figures you enter, with nothing uploaded. And how the second opinion works explains what the broker looks at and what you get back.
